Window work is estimated per opening, not per square foot. Walk the house, number every window, and record the rough opening size, the operation type (double-hung, casement, slider, picture), and the condition of the existing frame and trim. Those notes drive both the unit price and the labor.

Unit price scales with size, material, and glass package. A standard vinyl double-hung is the low end; a large casement, a custom color, or a triple-pane low-E package costs multiples of that. Quote the specific product so a client comparing three bids is comparing the same window.

A retrofit or insert install sets a new window into the existing frame, keeping the exterior trim and interior casing. It is faster and cheaper, and it works when the old frame is sound and square. A full-frame replacement removes the window down to the studs, replaces flashing and wrap, and rebuilds the trim. It costs more in labor but is the right call when there is rot, water damage, or you are changing the opening size.

Estimate each opening on its own merits. A house can have a mix, ten easy retrofits and two full-frame replacements where the sills are rotted. Pricing them all the same either loses you money on the hard ones or prices you out on the easy ones.

The commonly missed lines are exterior flashing and house wrap, interior trim and casing, insulation and air-sealing around the unit, paint or stain touch-up, and haul-off of the old windows. On a full-frame job, add any sheathing or sill repair you find once the old unit is out.

Each of these is small per window and large across a whole house. A twelve-window job where you forgot to price trim and disposal can erase a day of margin. Put every one on your standard checklist so the walk-through cannot make you forget them.
