Roofs are measured in squares, where one square is 100 square feet of roof surface. Get the footprint, apply the pitch multiplier so a steep roof reflects its true area, and total the squares. On a walkable roof you can measure directly; on a steep or high roof, use measurements from the ground plus a pitch factor or an aerial report.

Note the pitch and the number of stories. A 12/12 pitch on a three-story is a different tear-off than a 4/12 ranch of the same square count. Both the labor rate and the safety setup change, and your estimate has to reflect that or you underprice the hard roofs.

Count the layers already on the roof. Tearing off a single layer of asphalt is straightforward. A second or third layer roughly multiplies the tear-off labor and the disposal weight, because there is simply more material to remove and haul. Many codes also cap the number of layers, which forces a full tear-off rather than an overlay.

Inspect the eaves and any exposed edge to count layers before you quote. Guessing one layer and finding three on demo day turns a profitable job into a scramble, and the client will not happily absorb a surprise.

Tear-off generates heavy waste, and disposal is a distinct cost, not a rounding error. Size the dumpster to the squares and layer count, and price the haul and dump fees by weight in your area. A multi-layer tear-off on a big roof can fill more than one dumpster, so estimate the count, not just a single flat fee.

Protecting the property is part of this line too. Tarps for landscaping, plywood over windows, and magnetic nail sweeps are labor and materials that belong in the tear-off scope, because a nail in a client's tire is a callback you do not want.

You cannot see rotten sheathing until the old roof is off, so every tear-off estimate needs a deck-repair strategy. State a per-sheet price for replacing bad plywood or decking, and note in the quote that decking replacement beyond a small included allowance is billed at that rate as a change order. That turns an ugly demo-day surprise into a pre-agreed line.
